This apartment building is currently under construction, with plans for completion in 2017. It will be registered with the U.S. Green Building Council with a certification goal of LEED® Platinum.

LEED
Sage on The Lake® will be registered with the U.S. Green Building Council as a LEED® Platinum Certified Building. As one of the sage brand developments, Sage on The Lake® will proudly be LEED® Platinum Certified, joining Sage on Jackson® as the only LEED® Platinum Certified apartment buildings in both Wisconsin and Illinois!
Site
Sage on The Lake® is located on Milwaukee's Eastside at 1550 N. Prospect Avenue, near Lake Michigan. This vibrant, urban location offers access to shopping, dining, entertainment, and all the necessities and luxuries desired for an active lifestyle. As an adaptive reuse project, the development transforms a pre-existing, under-utilized building into a fully operational apartment complex that increases area density and provides a positive addition to the streetscape and environment.
Structure
Innovations at Sage on The Lake® begin with the core building structure. The exterior walls will be constructed utilizing panelized, 2x8 wood framing studs with mineral wool insulation that has superior thermal and acoustical insulation quality. This is in contrast to buildings that are 2x4 or maybe 2x6 construction and built on the jobsite, which produces great amounts of waste products. The additions to the building will be constructed piece-by-piece in a factory.
Design
Careful consideration was given to every design detail. The building's exterior front façade will incorporate modern textures, colors, and architectural details. All interior elements will focus on maximizing efficiency and reducing wasted space for improved use of each aparment's square footage. Residents will benefit from premium space allocated to the residences, rather than to common areas. All materials and systems are designed, sourced and selected specifically for the project to achieve the maximum reduction in resident energy consumption.
Waste
The adaptive reuse of a pre-existing building allows for a dramatic reduction in waste compared to an entirely new construction project. Sage on The Lake® is designed to utilize as much of the existing structure as possible and all additions to the building are constructed primarily in a factory, where excess materials are recycled and waste is minimalized. At the building site, Dominion Properties works closely with contractors to design and implement ambitious waste reduction stratigies and recycling protocols.
Solar PV
Focus on Energy provided assistance, allowing Sage on The Lake® to add a 30-kilowatt photovoltaic system on the upper roof. This method of generating electrical power converts solar radiation into direct current electricity that offsets and decreases the building's overall energy consumption.
HVAC
The building was designed to maximize HVAC efficiency and include redundancies to ensure consistency, comfort and cost savings for residents. Features include eighteen 300-foot-deep geothermal wells that interface with the ground and provide an efficient heating and cooling source for the building, quiet and efficient heat pumps in each residential unit, a 95% efficient boiler in the building will serve as a back-up heat source and provide on demand heat to parking areas, and extensive thermal insulation. All of this is accomplished with minimal electrical energy consumption and extremely low carbon emissions.
Lighting
Natural daylighting and passive solar opportunities will be maximized in the building design to benefit residents. All exterior and interior lighting in common areas and individual units are LED or fluorescent, providing long lasting and efficient light.
Appliances
ENERGY STAR® and other energy efficient products have been carefully selected for each apartment. These products save energy without sacrificing features or functionality. All stoves will have "AquaLift®" technology, which requires no harsh chemicals or massive amounts of energy (like a self-cleaning oven) to clean. All appliances, with the exception of the microwave ovens, were made in the midwest.
Wood Finishes
All wood products have been recycled and/or are derived from sustainably grown and harvested native woods. Bamboo exterior decking is used which lasts twice as long in comparison to recycled plastic or pine decking. No exotic or foreign woods are permitted.
Vehicle Charging Stations
The building's garages are equipped with multiple car charging stations for residents who own electric cars. These charging stations are powered with electricity generated by the solar array.
Elevator
The building's gearless elevator will not require a machine room and will consume approximately one-third less energy than other elevator types.
Flooring
U.S.-made ceramic tile and Domestic wood flooring will be used throughout the building. In lieu of ceramic tiles, some of the residence will exhibit recycled, zero VOC Marmoleum flooring. Recycled rubber flooring covers the floor in the exercise room. Carpeting in the hallways will be comprised of recycled nylon fishing nets.
Brick
Wisconsin-based company CalStar Products Inc.® will provide a more sustainable brick for the building's exterior. Replacing mined clay with recycled by-products, CalStar Products Inc.® have created a better brick, using 3/4 less energy to produce than traditional bricks. This brick is made largely of select clean fly ash, a waste product of coal fired power plants, that actually helps strengthen the brick while diverting waste products from ending up in landfills.
Plumbing
Potable water that is supplied to all kitchens will pass through copper plumbing which, in combination with a traditional carbon filter, safely provides drinking and cooking water without the concerns of chemical leaching issues that can result from the use of standard PVC and PEX piping.
Chemical Sensitivity
Every material, from paint and caulk, to hard wood floor finishes and carpeting, is carefully selected to ensure that the building will have the lowest VOCs and other harmful off-gassing chemicals. The entire building will be also smoke free. Sage on The Lake® is not only sustainable, but it is healthy to live in.
