Individual Release Authorization:
I hereby authorize the Landlord/Landlord's Agent to verify my past and present employment earning records, income sources, bank accounts, rental history, tenancy habits, credit and criminal history along with explanations for termination of past rental agreements. I understand that these items are needed to process my application for tenancy with this Landlord.
I further authorize this Landlord/Landlord's Agent to order a consumer credit report and verify other credit information including past and present tenancy/mortgage and landlord references. It is understood that a copy of this form will also serve as authorization.
I am the person named below and I understand that federal law provides that a person who obtains information from a consumer reporting agency under false pretences may be subject to criminal penalties.
According to the "Fair Credit Reporting Act", I am entitled to know if tenancy is denied because of information obtained by my prospective Landlord/ Landlord's Agent from a consumer credit reporting agency. If so, I will be notified by the Landlord/Landlord's Agent and will be given the name of the agency or the source of the information.
The information the Landlord/Landlord's Agent obtains is only to be used in the processing of my application for tenancy.
If accepted, I hereby agree to enter into a lease as agreed or at least to rent the apartment on a month-to-month basis with a two month notice to terminate tenancy. If I refuse to accept the apartment after this application is accepted, my earnest money deposit may be used to pay Landlord's damages.
The Landlord/Landlord's Agent shall be allowed sufficient time to check credit references before returning the earnest money deposit, but in no case more than 21 calendar days after acceptance of the earnest money.
I have 7 days after occupancy to inspect the dwelling unit and notify the Landlord of any preexisting damages or defects and may request in writing a list of physical damage or defects, if any, charged to the previous tenant's security deposit.
